Welsh makes first entrance into Georgia
A Minnesota real estate firm has acquired seven Georgia industrial buildings for $64.9 million, its first investment here.
Welsh Property Trust LLC, based in greater Minneapolis, bought five of the buildings from Rooker Real Estate and the rest from Opus Corp. Opus is based in the same greater Minneapolis region with Welsh, an area known as Minnetonka.
The 1.3-million-square-foot Georgia portfolio went for almost $48 a foot. It’s about 100 percent leased with tenants including Recall Total Information management, Boise Cascade and Keystone Automotive.
The buildings included:
• 1370 Discovery Industrial Court, Mableton– 150,000 square feet (Rooker)
• 6751 Discovery Boulevard SW, Mableton – 115,000 square feet (Rooker)
• 1685 Boggs Road, Duluth,– 164,008 square feet (Rooker)
• 2940 Old Norcross Road, Duluth– 132,394 square feet (Rooker)
• 8 Mount Moriah Road, Auburn – 155,000 square feet (Rooker)
• Hartman III, 600 Hartman Industrial Court, Austell– 525,627 square feet (Opus)
• Hartman IV, 7515 Hartman Industrial Way, Austell – 113,748 square feet (Opus)
Colliers International’s Dennis Mitchell brokered the sale on behalf of Rooker, and Colliers’ Hank Hall helped arrange the financing for the deal. Colliers Atlanta property management group will manage all seven properties.
The transaction underscores that investment funds are seeking core properties across metro Atlanta, where most of the core office and retail investments have focused on intown properties.
Welsh, however, reflects that investors see improving fundamentals in the region’s industrial submarkets, too. For Rooker, the deal showed that Georgia has retained its cachet for new investors seeking their first core properties in a major Southeast distribution hub.
Late last year, Welsh obtained $200 million in capital from Five Arrows Realty Securities V, L.P., an investment fund managed by New York-based Rothschild Realty Managers, LLC. Welsh said it planned to be aggressive in using the capital to expand its portfolio.

The chief of the world's leading physics lab at CERN in Geneva has prohibited scientists from drawing conclusions from a major experiment. The CLOUD ("Cosmics Leaving Outdoor Droplets") experiment examines the role that energetic particles from deep space play in cloud formation. CLOUD uses CERN's proton synchrotron to examine nucleation.
He was one of the greats of baseball, no doubt about it. I was at a game at Three Rivers when he hit a homer and the Pirates fans stood up and cheered. Now that's true respect for a player when the opposing team's fans cheer you on.
My favorite player however will always be the great number 21 from the Pittsburgh Pirates, Roberto Clemente. Another superb player and all around fine person that represented baseball the way it should be.
The True Home Run King.
He was by far the most consistent of all the great sluggers — he never hit more than 47 HRs in a season — if you look at as career, there are not a lot of peaks and valleys in his annual power numbers.
It's just a shame that he had to become the all-time career home run leader wearing that hideous, early-'70s Braves uniform (by the way, for his last dinger, he was with the Brewers, whose garb wasn't exactly easy on the eyes, either).
My Dad and I, sitting in the living room with cookies, cheese, crackers and chocolate milk. Just to watch this game. Seein' Hammerin' Hank hit that homerun on the old 15" black and white was one of the highlights of my youth. A great memory.
I sent him a letter congratulating him and inviting him to the house for dinner. (I was 11). Then I got an education in form letters as a response. HA! Fun times and good days.
I was a military brat growing jp in Japan in the mid-late 60's where baseball is the other religion and we'd spend hours pouring over stats and line-ups.
All we had were baseball cards and publications like "Baseball Digest" – I followed all the great players – Aaron, loved Harmon Killibrew, marveled at Denny McClain's 31 win season, Bob Gibson, Rod Carew, the great San Fransico teams with McCovey, and Juan Marical, et al.
